Description
**There is a coping tile on the front wall that is missing and a couple that are cracked. The area where the tile is missing has asphalt ridge caps installed. Our bid is for reinstalling ridge caps in that area. If you want coping tiles installed instead, we will have to price out these decorative tiles and add them to the bid.<:**This bid does not include replacing any standard clay coping tiles along the parapet and/or fire walls. If any are broken during construction due to them being concreted and/or tared together, or already partially broken, we can discuss replacing them during roof installing, but typically it is a cost<:of $150 per tile.<:**Since the back of the roof is shared with the neighbor, we will have to build a temporary wall to create a "transition" so we can terminate the new roofing material from the old roofing material. There is already rotted decking on the back part of the roof on the neighbor's side by the manhole, so this transition may be a little tricky, but we will make it as watertight as possible.<:- Remove existing roofing material down to the wood deck.<:- Inspect decking and nail down any loose wood and/or nail pops.<:- If bad or rotten wood is discovered (wood has to be able to hold a nail), it will be replaced at a price of $90-$105 per sheet/board. (This includes<:material and install, as well as the cost of disposal and deck clips, if applicable).<:- Inspect all brickwork (brick must be structurally sound to adhere roofing material)<:- If bad or crumbling brickwork is found, it must be repaired at a price of $330/bag of mortar. (This includes material and labor)<:- Install PolyIso board on entirety of decking (Depending on necessary R-Value requirements additional layers of PolyIso may be necessary)<:- Install TPO pipe boots and vent collars as necessary<:- Install MuleHide 60 mm Reinforced TPO Membrane on entire roof and along parapet walls<:- Properly terminate TPO membrane via termination bars or coping tiles/metal edging<:- Apply water cut off and UV resistant sealant along all termination bars<:- Flash all irregular penetrations and accessories with nonreinforced TPO detail membrane<:- Clean up all job related debris.<:- Tear off Includes disposal and Haul off.<:-This bid does not include the cost of any permits.
